Alternate Property Financing in Cape Town

What is alternate property Financing.

For many people buying property in Cape Town involves borrowing money in order to do the transactions.

This is reality.

However, what is not reality, is that you do not need to necessarily borrow the money from a bank in order to do the transactions.

When we think in terms of taking a loan to finance a deal, our minds turn imediately to the banks.  This is wonderful for our banks that record huge profits from year to year.

But this needn’t be so.

There are alternate methods of financing. There is something called owner financing, where the owner “finances” part of the deal and either waits for the lump sum to be paid out or accepts payments over a term of years agreed upon by both parties or there is private investors who will lend the money to the buyer and do an “installment sale agreement” with the buyer.

This is a new way of thinking about financing in the Cape Property market. However, this is very big in America and I believe we will shortly follow this trend.

This is major money to be made for Investors in this field because in this way you make money with compound interest, the very thing that makes banks so very rich.
But this form of financing is not explored enough in the Cape Town property market yet.

We have handed over all our power to the banks and at the moment they are about the only players profiting from this megabucks business.

We must get out of the rut of just going to banks for full property financing. Let the banks finance some of the money but if they are not willing to lend you all the finance for the transaction look to alternate financing options.

At the moment I have a client wanting to buy a house but the banks do not want to lend him all the funds for the deal.

He is short of R20 000.  Is there someone out there who can lend him this R20 000 and is willing to let him pay you back R40 000 in monthly installments over the next 4 years?

Investing in Cape Town Property is a Pacy Life

Dealing in property is a pacy game.

No time for burnout, and you have to perform at your optimum capacity when doing your deals or it can cost you thousands of rands.

Therefore, remember to rest.

Do your deal, with zeal. Negotiate from a position of strength. Sharpen your axe continuously and when you “chop” be swift and decisive. No time to keep your options open. Do your homework, do your prep, decide the angle you are going to go in at and do it quickly.

And then rest. Your bow cannot be tight all the time.

There may be times when you are prepping all the time, planning and waiting for long periods. Its part of the game.

And then there will be the crucial times when you are doing all the time, dealing all the time.

Its a cycle. Take the cycles as they come. And rest in between.

A fatigued mind cannot think clearly.

Don’t think that when you are resting and not working that you are doing nothing.

You are resting and recharging your batteries so that you are ready when you require your next burst of energy!

Us workaholics have great difficulty with flicking the switch and turning ourselves off.

This is almost as bad as doing nothing. You cannot win by working continously.

One needs to take time off, to think about what we have done and then to start again.

I have oftentimes seen that people are so busy “doing things” that they completely forget about “thinking” and “strategising”.

If I had been given the task of cutting down a huge tree in 3 days, I’d spend 2 days sharpening my axe.

How much time do you take off to sharpen your axe?

It is vital for you to step back regularly; to look at your work, to evaluate it, to strategise and only then, to continue with it. All great artists step back from their work, look at it, sum it up and only then do they continue with their artwork.
Do yourselves a favour, have a beautiful weekend. You owe it to your business!

Even the gut in a bow (of bow & arrow) is relaxed when it is not being used, otherwise it will snap.

Humans snap too!

Decisions shape your life

Every day one hears people complaining about their lives.

This is not right, that’s not right, their lives are not the way they’d like it to be, etc.

But, can I share a secret with you?

A person’s life is shaped by the decisions they make.

Chances are that a person with a troubled life has made a series of unwise decisions.

So today when you choose not to get up and go to work, when you choose not to clean your house, when you choose to take the safe route and not to sell your house, when you choose to not buy the “bargain” house/apartment” because of some fear or another; just remember – you pay for your decisions.

One of the biggest traps in life is the following expression: “I want to keep my options open.” This is just another term for procrastination. This is just a way of not moving forward. We delay making the decision, but remember you have made a decision.

You have chosen to do nothing.

It has been said of great men that they make decisions quickly, and if ever, take long to change their minds.

They have learnt to use their sixth sense or “gut”.

Have you used your “gut” lately? It never disappoints! Or are you too afraid and would you rather prefer to “Keep your options Open”.

Does Fear motivate you? Do you have scarcity mentality. The universe is wide and rich, it has abundance, enough for all of us to have plenty.

So move up in life. If you need a bigger house Buy it! Sell the old, have done with old things, move on!

The universe will support you if you truly want it. There is abundance out there if only you would focus on it!

In 5 years time you will be exactly the same person you are today, save for the books you read and the people you meet.

People who know me will probably be familiar with this expression because I say it all the time.

What type of people do you surround yourself with? People you can learn from, sincere people, people who are motivated and ambitious or people who you feel you can control and manipulate?

What type of books do you read? Do you read? Be careful how you spend your time.

Life is a game of chess and the player opposite you is brother time. Your time and what you do with it determines your success.

I read all the time and I hope you don’t mind me sharing my reading with you.

So what has property got to do with all these things I’m writing about?

Property Investment is a career and is not divorced from your life. You need to establish yourself as a solid person with integrity if you were to be successful.

It is imperative that you will not be swayed by quick money and get-rich-quick scams in the property game. We all want better things and riches but remember we must also be prepared to do the hard work.
You must be solid at the core. At times there will be temptations, you may want to do a deal so badly but you have to compromise your morals somewhat. Don’t do it! You’ll do it once, then the next time, then the next and before you know it it’s a habit. In the beginning we make our habits; in the end our habits make us.

We need tp decide prayerfully what habits we will practice.

A great Poet stated the universal truth through these lines:

“I bargained with life for a penny,

And life would pay no more;

However I begged at evening

when I counted my scanty store.

For life is a just employer,

He gives you what you ask,

But once you have set your wages,

Why, you must bear the task.

I worked for a menial’s hire,

Only to learn dismayed,

That any wage I had asked of Life,

Life would have willingly paid.

I stumbled across this poem over 20 years ago and have had this as a motto in my life since. It has certainly paid dividends for me over the years. It set me on the road to positive thinking and into believing in myself and to demand more from life than I may have.

Money and what a Lack of it can do to a Man

Money is only clam shells, or metal discs or scraps of paper or a balance on a computer screen, and there are treasures of the heart and soul which money cannot buy, but most people, being broke, are unable to keep this in mind and sustain their spirits. When a man is down and out and on the street, unable to get any job at all, something happens to his spirit which can be observed in the droop of his shoulders, the set of his hat, his walk and his gaze. He cannot escape a feeling of inferiority among people with regular employment or income, even though he knows they are definitely not his equals in character, intelligence or ability.

These people – even his friends – feel, on the other hand, a sense of superiority and regard him, perhaps unconsciously, as a casualty. He may borrow for a time, but not enough to carry on in his accustomed way, and he cannot continue to borrow very long. But borrowing in itself, when a man is borrowing merely to live, is a depressing experience, and the money lacks the power of earned money to revive his spirits. Of course, none of this applies to habitual bums, but only to men of normal ambitions and self-respect.

When a man is down and out he has time on hands for brooding. He may travel miles to see a man about a job and discover that the job is filled or that it has no basic and only a commission on the sale of some useless knick knack which nobody would buy, except out of pity.

Turning that down, he finds himself back on the streets with nowhere to go but just anywhere. So he walks and walks. He gazes into store windows at luxuries which are not for him, and feels inferior and gives way to people who stop to look with an active interest. he wanders into the railroad station or puts himself down in the library to ease his legs and soak up a little heat, but that isn’t looking for a job, so he gets going again. He may not know it, but his aimlessness would give him away even if the very lines of his figure did not. He may be well dressed in the clothes left over from the days when he had a steady job, but the clothers cannot disguise the droop. He sees thousands of other people busy at their work and envies them from the bottom of his soul. They have their independence, their self-respect and manhood and he simply cannot convince himself that he is a good man, too, though he argue it out and arrive at a favourable verdict hour after hour.

It’s just Money which makes the difference in him. With a little money he would be himself again.

Don’t we all have it? Especially this time of the month. What is money that makes it so powerful? So many books have been written about it, countless people research and have as their business to find out the secret of wealth creation. In fact, our entire existence is centred around MONEY.

The poor always say that money is the root of all evil. I haven’t heard a rich person say that yet. Have you?

Cher said she was rich and she was poor and rich is better!
