Cape Town Property Buyers not as Sensitive to Price as to Service
March 19, 2006 at 12:11 pm | In When to Buy and When to Sell | 1 CommentIt has been found that Cape Town property buyers are not as price sensitive as people think.
What is of importance to buyers though is the integrity of the Estate Agent as well as the the level of service they offer.
Buyers require Estate Agents to be completely honest and upfront with them as well as to assist them with the “brainstorming” of the purchase.
What this means is that the Estate Agent must put themselves in the Cape Town property buyer’s shoes. The agent must advise the the buyer why he/she thinks they should buy the property, the pros and cons that accompany the purchase as well as the potential investment value of the property.
The agent must analyse the property market for the buyer and advise them accordingly.
If an agent possesses these qualities, selling most fair priced properties should be relatively easy.
I, Yasmeen Braaf, have been commended by both buyers and sellers of my Cape Town properties for the service I have delivered to them as well as the insight into the Property market that I have provided them.
It was easy for me though as I have been active in the property market for over 10 years.
I have bought land, developed it and sold the property, I have bought delapidated houses, renovated them and sold them and I have bought regular houses, improved them and sold them.
One cannot say doing the one thing is better than the other. Every situation must be evaluated on its merits. Sometimes the one works better than the other. Dealing in Cape Town property is a challenging and can be very rewarding, but it does not come without its pitfalls.
However, the agent you work with is of utmost importance. If you are just selling your ordinary family home, or you are selling to downgrade or to move up, or you are in investor wanting to realise your capital, call me on 082 7706808 to discuss your situation.
I strive for equal satisfaction for all parties involved in the transaction: Myself, so I can build a solid, reputable business for myself; for the seller, so that they can realise a fair price for their property in order to proceed with their plans in life and for the buyer so that he can make an informed decision about purchasing the property and to move on towards the achievement of his goals.
I would be more than happy to do a free valuation of your property, but remember all parties to this transaction must walk away winners.
We are fair and just in all our business dealings. Call me Now on 082 7706808.
