Property Investment in Cape Town

Hi there everybody.

It’s been quite some time since I have been using this platform to discuss the property market in Cape Town, South Africa.

Well so much has happened in the Cape Town Property Market since the ANC government has introduced the controversial National Credit Act.

It is my view that this can only hurt the Cape Town Property Market, the South African Property Market and the South African Economy as a whole.

This act has been operational for almost a year now and we are all starting to feel the pinch as this NCA, in conjunction with high interest rates, is driving the South African consumer into the ground.

We are now having a situation where Estate Agents are struggling to sell their properties on their books, banks/bond origination companies are having a tough time and attorneys are having a very slow time.

Property owners, struggling with servicing their bonds, are now looking at selling their properties, but the selling market is very touch as it is a buyers market now.

So all in all, the picture is very dark, especially in view of Eskom’s challenges with supplying existing and new customers with power.

But, this moment too shall pass. I hope sooner, rather than later though.

We need a bit of a shake up of the powers running the country so that we can get qualified people making the decisions that shape our lives, not people who are selected merely through their political affiliation.

I am not trying to punt my political point of view, as this is really of no relevance. However, when politicians make decisions that impact so negatively on my livelihood and lifestyle without thinking it through properly, I need to be able to give my opinion.

After all, we have a beautiful constitution that entrenches my freedom of speech.

How does one transmute energy into Accomplishments?

This is the million dollar question.

We are all so busy. But are we being productive? Is this activity being turned into Accomplishments, or are we just busy for the sake of being busy.

Did you know that all the breaks that we need in life wait within our imagination. Powerful stuff, won’t you agree. “Our imagination is the workshop of our mind, capable of turning mind energy into accomplishment and wealth.” Napoleon Hill

So how does one increase our productivity? The key to increased productivity is to focus on managing actions and energy rather than time. Investing your energy wisely will provide you with additional energy in return.

Step 1:- manage actions and priorities. Time management is action management. Start your day knowing exactly what you intend to day. Outline your day on paper every morning.

Step 2:- Keep skills sharpened. Keep on improving your skills. Invest in a speed reading course, learn to become better and faster at your job. Keep abreast of new technology and learn to use it beneficially.

Step 3:- Focus purposefully. Create a sense of urgency and work towards your goal with purpose. Create reminders and stay within their time frames.

Step 4. Stay flexible and ask for help. Do what you can do effectively, and delegate or ask for qualified help with other tasks that you are not so good at and that will take a lot of time.

Step 5:- Act decisively. All pieces are rarely in place when starting something new. There will always be more to learn. Over-analysis causes paralysis of analysis and holds you back. Fear is also a great thief of time. Acknowledge fears and look past them to see the rewards of your actions. Move through fear by the power of faith in your purpose. Build momentum and keep learning as you move forward.

What do you Treasure in the Cape Town Property Market?

You can treasure many things, You should treasure a few things.

There are two things you must TREASURE. Treasure life and Treasure people.

I am sad today for many reasons.

One of the reasons being that one of my patients passed away yesterday. This makes one reflect on life and makes you ask “what is life all about?”

But my friend that passed on yesterday was a good person. People only have good to say about him. He was not rich, he was good. He had riches of a different kind.
Isn’t this the type of legacy we should all strive to leave behind in the Cape Town Property Market. The legacy where people can say “that was a good person”.

I believe that we are all inately good people. We are all motivated to do good. It is only when our lives go out of balance that we do the negative things. Then we do things that are in conflict with our very being.

And whether we believe it or not, money plays a very big part in this.

The lack of money is the root of all evil. It is when people lack the money to cover their most basic needs, that morality and principles go out the door.

The love of money is the root of all evil. This statement is also true when people start compromising their integrity to get access to money.

Winter in Cape Town

It is winter in Cape Town and for many Cape Town Property owners and Cape Town Property Investors this is the time for maintenance, or shall I say we should have done our maintenance before the rains came.

Those who have the perpetual problems of a leaking roof have to patch and salvage before any other damage is caused. Hinges need to be primed, woodwork needs to be planed as this time of the year we have challenges with tight doors, wooden gates that are stuck etc.

It’s amazing how many people are also challenged by their wooden floors, be it parquet flooring, laminate flooring or floorboards.

It appears as if no-one has been spared by this winter. Is it my imagination or are we experiencing a very cold winter?

Thank God for the Internet because now we can sit in our office and work and still be productive.

Isn’t it amazing how the internet has changed our lives? We have to move with the times and investing in the Cape Town Property Market requires one to have all the information at your fingertips and via the internet we can achieve this.

I’ve got a busy weekend ahead as I have a spacious 3 bedroomed house, bics throughout, mes, lounge, dining room,entertainment area, swimming pool, garage and maids quarters with bathroom on show this weekend. Well it’s Monday morning again and the show must go on.

Time and what you do with your time, will ultimately determine your success or non-success in this world.

But be vigilant with what you do, activity does not necessarily mean productivity.

It is so easy to busy ourselves with activities that are not profitable.  We always rush to do the easy stuff and try to postpone the more challenging things.

How many of us know that we must invest now, we must buy one of properties under the Houses for Sale or Plots for Sale in Cape Town.

But we try and postpone the more challenging things in our lives, ignoring the many opportunities in the Cape Town Property Investment Market.
I hear this now, the interest rates are increasing, I’m going to delay my purchase.  But delay it for whatever reason?

Because the interest rates are going up, now more than ever I must try and invest my money and manage my money better, now more than ever I should be looking out for properties that will be put on the market at reasonable prices.

Now is the best time to sell and buy.

It has been said that in a recession, the best money is made by men who have courage.
